新鴻基地產(00016.HK)以十億三千三百萬元,成功標投將軍澳66C1區住宅地皮,相等於每尺樓面地價約四千元。雖然這幅地有限量條款,規定最少須興建三百一十個單位,但中標價仍屬市場預期上限。新地執行董事雷霆表示,地皮除了交通方便,部份單位亦兼具海景,將獨資發展,預計項目總投資額二十五億元。他又指,集團早前推售區內的樓盤天晉銷情亦理想。至於同樣上周五截標的沙田九肚山低密度住宅地,就由資本策略(00497.HK),以五億三千一百五十萬投得,相等於每尺樓面地價一萬零六百幾元。兩幅地合共為庫房帶來十五億六千四百萬元。政府標售的另外兩幅地,包括深水灣壽臣山道及坪州住宅地皮明天將會截標。
市場人士估計,昨天分別截標的九肚山及將軍澳項目,合計估值達十五億元,同日截標的將軍澳住宅限量地,僅獲八份標書,與九肚山地皮比較,可見兩地的受歡迎程度大相逕庭。
綜觀測量界預測,兩地總估值約13.8億元,其中九肚用地每方尺樓面估值由7,583至9,925元,估值3至5億元,料高於去年以低價出售的九肚地;將軍澳用地則由於發展模式與毗鄰地皮相若,設限量,可建單位數目限制在310至326伙,樓面尺價約3,800至4,000元,估值9.79至10.3億元。
現場所見,大中小型發展商昨日空群而出。九肚山地皮方面,除永泰地產、百利保、大昌地產、會德豐、新地、嘉華、新世界、信置、宏安等,「稀客」如金朝陽、莊士機構、尚家生活(資本策略旗下)、萬泰等亦有入標。由於地皮市值僅由3.82億至5億元,尺價7,583至9,925元,投資額不高,多位地產商傾向獨資發展。
