Hot News 北京房價已連續７個月下跌 @ 2012-05-19T11: Back Hot News Keyword：房價 城市 Concept：４６個４月房價 , 住宅價格環比下降的城市有４３個 「金三銀四」南京樓市成交量大幅反彈，但從國家統計局昨天公布的數據來看，「回暖」並沒有體現在房價上。４月份７０個大中城市住宅銷售價格變動情況表明，南京４月份新房價格環比下跌０．２％，二手房價格環比下跌０．１％。其中南京新房價格已連續１１個月下跌。 在山東省納入統計的４個城市中,４月份除濟寧市新房價格與３月份環比持平外,濟南、青島和煙台４月份新房價格分別比３月份下跌了０．６％、１．７％和０．２％。相比去年同期,濟南、青島、煙台和濟寧分別同比下降１．６％、３．８％、２．２％和０．７％,連續２個月全面同比下降,其中青島市新房價格已連續６個月同比下降。 ４月份新房成交價格環比持平，但二手房租售價格卻出現小幅上揚。中原地產監測數據顯示，六大城市(北京、上海、深圳、廣州、天津、成都)二手住宅價格指數有所上揚，但漲幅較微弱。由於信貸的松綁，各地二手房成交量有所回升。 目前南京房價正處於膠著狀態。剛剛出爐的４月份中國房地產指數系統百城價格指數顯示，南京的樣本平均房價為１１８８６元/平方米，環比微跌０．０９％。 公布，４月７０個大中城市中，新建商品住宅價格環比下降的城市有４３個，持平的有２４個， １８日統計局將公布７０個大中城市住宅銷售價格月度報告。目前為刺激樓市投資，各地方政府已按捺不住，紛紛圍繞「公積金」、「精裝修」做起文章，動員剛需入市。有專家指出，為減緩房地產投資增速過快下滑帶來的沖擊，不妨明確樓市「定向微調」的取向。但在中央房地產調控絕不放松的政策環境下，房價仍難有回升余地。 （一）與上月相比，７０個大中城市中，價格下降的城市有４３個，持平的城市有２４個，上漲的城市有３個。環比價格上漲的城市中，漲幅均未超過０．２％。
