樓市復熾,財政司司長曾俊華近日預警或會再出招,言論未見對樓市即時降溫,買家入市造價仍相當進取,多個大型屋苑錄得破頂成交,其中落後於97價的藍田麗港城,一個兩房海景戶尺價高達8283元,創97後新高;樓價急升,盤源缺乏,復活節長假期二手指標屋苑按年雖增12.7%,至62宗,惟與過去數年相比,仍有一定距離。
《香港商報》報道,曾俊華表示,去年下半年,在外圍形勢不穩及本地銀行數度調高按揭利率下,本港樓市出現整固,成交劇減,今年1月樓價也由去年年中高位累計回落約5%。不過,自今年2月股市回升,令樓市氣氛再度轉活,帶動成交及樓價上升。反映2月的成交,3月份住宅物業買賣合約總數按月急升接近2倍至11360宗,整體樓價在2月亦回升約2%。
針對近期樓市,曾俊華表示過去個多月金融市場暢旺,樓市氣氛好轉,令購買力得以釋放,除住宅成交量上升外,2月份樓價亦較1月份回升2%;而最近二手業主議價態度進取,個別單位尺價創新高。他擔心在持續低息環境下,他樓市亢奮情緒會再出現,樓市泡沫不容忽視,市民不可掉以輕心。
