二手注冊中以用家為主將軍澳區的二手交投與大市同步上揚,區內19個私人屋苑同期錄約430宗,較2月的160宗飆升1.69倍,物業成交以500萬元至1,000萬元的中價盤為主則,錄82宗,占19%。逾8成屋苑按月錄得1倍或以上升幅,當中升幅最大為蔚藍灣畔,錄14宗。(詳見附表)該行料3月將重上約500宗,屆時將創13個月新高。
與此同時,新盤在剛過去的周末成交暢旺,成為市場焦點,終令近期二手交投步伐減慢下來。利嘉閣地產綜合各分行數據顯示,50個指標屋苑於3月5日至11日,僅錄387宗二手買賣個案,按周減少8%,連跌兩周;不過,期間二手樓價則連續三周累升4.28%,走勢凌厲。其中缺盤、加價情況較嚴重屋苑如太古城、康怡花園、鯉景灣、嘉亨灣、杏花?等,成交量按周急挫35%至73%不等,反映買賣拉鋸角力嚴重。
香港文匯報訊 (記者 周穎) 買家爭入市,二手成交頻創新高價。九龍站凱旋門極高層維港景致戶成交,尺價35,844元,創九龍站分層單位新高尺價;而何文田灝畋峰48樓全層連裝修特色戶,落實以尺價3.6萬元成交,創區內分層新高;北角雲峰大廈高層戶成交,尺價13,515元亦創屋苑新高。奧運站兩房單位造價趨升,繼柏景灣及君匯港後,帝柏海灣兩房單位尺價亦沖破萬元水平。
