總理一言,隨即令內地和香港股市急挫,但甚麼是合理的房價,而又如何與居民收入的相適應?總理卻沒有提及,或者也難以明言。這令人想起去年11月時,財爺曾俊華和議員李永達,齊齊表示對樓價的回落幅度「不滿意」,但又沒有說明要跌多少才滿意?
    財政司司長曾俊華昨撰文指出,今年2月開始,樓市氣氛再度轉趨活躍,帶動成交及樓價上升。土地注冊處3月份的住宅物業買賣合約總數按月急升近2倍至11360宗,2月份的整體樓價亦回升約2%。而樓市正受兩股不尋常力量影響,一是超低利率及流動性充裕的環境,擔心樓市亢奮情緒可能再現;二是外圍經濟的下行風險一旦惡化,樓市將無可避免地受到影響。針對樓市發展情況,曾財爺強調,會密切監察市場狀況,並重申有需要時會毫不猶疑推出進一步的措施,防止樓市過熱情況重現。
針對近期樓市,曾俊華表示過去個多月金融市場暢旺,樓市氣氛好轉,令購買力得以釋放,除住宅成交量上升外,2月份樓價亦較1月份回升2%;而最近二手業主議價態度進取,個別單位尺價創新高。他擔心在持續低息環境下,他樓市亢奮情緒會再出現,樓市泡沫不容忽視,市民不可掉以輕心。
