香港文匯報訊 曾俊華關注香港樓市再度活躍,或有泡沫風險。香港理工大學建築及房地產學系教授許智文認為,市民被壓抑的買樓意欲在農歷新年後釋放,造成樓價上升,但相信成交可能逐漸減慢,又相信今年下半年的樓巿走勢會平穩。
財政司長曾俊華表示,本港樓市的泡沫風險不容忽視,因外圍先進經濟體維持寬松的貨幣政策,低息環境亦將持續不變。鑒於最近個多月來,金融市場暢旺,樓市亦好轉,個別單位創新高價成交,他擔心樓市亢奮情緒再現,重申政府繼續采用行之有效的措施,包括增加供應、遏抑物業投機、防止信貸過度擴張等。
近期繼金管局局長陳德霖之後,財政司司長曾俊華亦提醒市民注意樓市泡沫,置業要量力而為。政府高級財金官員連番忠告,反映當前樓市風險不容低估。歐美經濟不景,這些國家唯有依賴低息或實施量寬政策刺激經濟,資金寬松的環境相信短期內都不會改變。歐美市場充斥的熱錢為求逐利,當中部分已流入本港物業市場,制造新的投資需求,成為推高樓市的新動力。因此,盡管特區政府在2010年底推出征收額外印花稅、下調物業按揭成數上限等平抑樓價措施,本港樓價曾一度回落,可惜至近月樓市已重拾升軌,而且升勢凌厲,令不少人對未來樓市走勢轉趨樂觀。
