總理一言,隨即令內地和香港股市急挫,但甚麼是合理的房價,而又如何與居民收入的相適應?總理卻沒有提及,或者也難以明言。這令人想起去年11月時,財爺曾俊華和議員李永達,齊齊表示對樓價的回落幅度「不滿意」,但又沒有說明要跌多少才滿意?
《香港商報》報道,曾俊華表示,去年下半年,在外圍形勢不穩及本地銀行數度調高按揭利率下,本港樓市出現整固,成交劇減,今年1月樓價也由去年年中高位累計回落約5%。不過,自今年2月股市回升,令樓市氣氛再度轉活,帶動成交及樓價上升。反映2月的成交,3月份住宅物業買賣合約總數按月急升接近2倍至11360宗,整體樓價在2月亦回升約2%。
針對近期樓市,曾俊華表示過去個多月金融市場暢旺,樓市氣氛好轉,令購買力得以釋放,除住宅成交量上升外,2月份樓價亦較1月份回升2%;而最近二手業主議價態度進取,個別單位尺價創新高。他擔心在持續低息環境下,他樓市亢奮情緒會再出現,樓市泡沫不容忽視,市民不可掉以輕心。
