Hot News 西貢住宅地收１８份標書 @ 2012-03-19T08: Back Hot News Keyword：西貢 地皮 份標書 Concept：０００１７ , 鴨舌洲及西貢住宅地截標 其中，鴨舌洲住宅地皮收到１２份標書，西貢清水灣碧沙路住宅地皮則收到１８份標書。 政府推售兩幅分別位於鴨舌洲及西貢的住宅地，今日中午截標，地皮並無限尺限量條款，市場估計，合共最多可為庫房帶來三十四億元的進賬。今早現場所見，標投較矚目鴨舌洲地皮最少收九份標書，其中，嘉里建設(００６８３．ＨＫ)、會德豐地產和百利保(００６１７．ＨＫ)今次只標投這幅地。至於新世界發展(０００１７．ＨＫ)、中國海外(００６８８．ＨＫ)、嘉華國際(００１７３．ＨＫ)和大昌集團，則同時就鴨舌洲及西貢地入標。嘉華國際香港地產發展總經理尹紫薇表示，集團過去曾發展香港仔項目，因此有信心可以做好鴨舌洲項目。百利保地產部總經理衛振聲表示，他們在鴨舌洲附近有南灣發展項目，因此在該區較有經驗。至於信置(０００８３．ＨＫ)、香港興業(００４８０．ＨＫ)和英皇地產則只標投西貢地。 西貢及鴨舌洲兩幅地皮昨日吸引大小發展商入標，兩項目一共接獲３０份標書。（陳偉能攝） 鴨舌洲及西貢住宅地皮將於中午截標，地皮並無加入限尺或限量條款，市場對兩幅地皮中標價分歧頗大，介乎１７．４億至２．３５億元，現場所見，兩幅地皮暫時至少收到７份標書，其中鴨舌洲地皮收到３份標書，有入標的發展商包括長實(００００１) 英皇(００１６３) 及嘉里(００６８３) 。 至於鴨舌洲地皮，另外就有會德豐、新地、百利保，分別獨資競投。地皮共接獲最少１０份標書。兩地一共最少收到２１份標書，涉及１６個發展商。 小陽春效應下，刺激發展商瘋狂搶地，昨截標的西貢碧沙路及鴨舌洲海旁道兩幅豪宅細地皮，共接獲多達３０份標書，其中料成交價最多只逾６．５億元的碧沙路臨海地皮，收到達１８份標書，為政府及鐵路上蓋等招標賣地歷來反應最好，入標財團包括大中小型發展商，有發展商稱，競投氣氛熱烈，反映大家認同市道向好；市場料兩幅地成交價合共可高近３５億元。
