政府公布新財政年度勾地表,表內47幅地多達37幅來自新界區,新界地皮供應急升;再者樓市小陽春未見,令測量業界降低掃管笏地皮估價約10%,至最低估值22億,即樓面尺價僅約2,341元。有業界人士稱,批出價可能比業界低15至20%,甚至產生流標意外。
屯門掃管笏住宅限量地皮將於今日截標,受近期樓市氣氛持續淡靜,加上昨日政府公布新一年土地供應,再有測量師對地皮調低估值,地價介乎27億至33億元,樓面尺價2900至3600元。掃管笏地皮位於青山公路第48區、屯門市地段第423號,最低及最高樓面面積分別為5.24萬平方米及8.73萬平方米,住宅單位總數不得少於1100個。中原測量師行執行董事張競達表示,近日市況轉靜,加上昨日政府公布新一年土地供應,不排除部分發展商或會預留資金競投新供應土地,相信會影響掃管笏地皮之吸引力,故將估值降至33.8億元,樓面尺價約3600元,較早前估值降低一成。但亦有測量師認為,掃管笏項目規模大且享有海景,同時鄰近英國名校哈羅,料可吸引大型及中型發展商入標。長實(00001)執行董事趙國雄已表明會研究入標該地,又指集團對大型項目有興趣,而新世界(00017)、南豐及華懋等亦透露對地皮有興趣。
