近年內地客於本港置業的比例趨升,環保觸覺早前的調查便發現,本港約35%的一手新盤單位由內地人購買。為協助港人上車,房協與市建局合作於今年第二季預售,以簡約設計,實用率達八成為賣點的深水埠私樓項目「喜雅
對於房協推出「港人優先」的私人住宅項目,而樓價將會參考同區市價,理大建築及房地產學系教授許智文認為,房協的建議僅表面上幫港人置業,但「無彈藥入場,想買都唔得啦!」故料實際成效不大,並認為有關項目日後轉售時,應限制只可售予港人。他亦不支持以「低於市價」讓港人置業,認為樓價走勢應由市場供求厘定。
《蘋果日報》報道,香港樓價被外來資金搶高,令港人難以置業的怨氣越來越重。房協或有見及此,今年逐步推出共逾 1200個位於市區舊區的私人住宅,首創港人可優先買樓回應市場訴求。首個推出項目位於深水埠喜雅,涉 327伙,尺價 6000元起,入場費逾 300萬元。
買家不設入息限制,房協表示初步構思香港人可以優先購買,房協物業發展及市場事務總監劉竟成表示,港人將獲優先購買條款,現時正研究細節,如若反應熱烈,或以抽簽方式發售。房協指,項目設計以簡約為主,並非與私人發展商競爭。有關發展項目將不接受以公司名義購買,減少炒樓機會。◇
