香港文匯報訊 (記者 顏倫樂、周穎) 西鐵荃灣西站五區兩個「限尺」住宅項目今日下午2時截收意向書,由於規模巨大,將拆成城畔及灣畔兩個地盤推出,涉及單位共3,326伙,同一發展商即使對兩個項目都感興趣,亦要分開入兩份意向書。測量師指,由於是次地盤拆細成兩幅地皮,有財力參與的發展商增加,料反應較南昌站理想,但因市況急速變化,預料發展商出價保守,樓面地價估值4,000至4,500元,估值分別33.29億元及100.58億元。
【明報專訊】早前市場已預期,今年底前招標的荃灣西站五區的兩幅限尺地,港鐵(0066)以代理人角色於今天正式邀請發展商招收意向書。兩地盤共提供3326個住宅單位,與提供3313伙的南昌站上蓋單位總數可謂不相伯仲,亦是本季重點的招標項目;兩個地盤同於下周三(本月23日)截收意向書。市場預計,由於兩地受限尺條款影響,市場估值共約136億元,每方尺樓面地價約4000余元。
長實(00001)執行董事趙國雄表示,荃灣西站「盛畔」、「灣畔」兩幅限尺地今日截收意向書,由於地皮位置優越,加上歷來最受歡迎的住宅項目均是大型運輸系統上蓋樓盤,指長實「唔會唔入」是次意向書。他補充,項目能獲荃灣本區業主支持,加上該區向來成交量及價格都非常理想。對於新世界(00017)董事總經理鄭家純日前於股東會後表明看淡樓市,料樓價會有10%跌幅,他表示,不憂慮該言論會影響銷情,指發展商各自有其營商手法。(經濟通)
