面對多個新盤蜂擁而出,發展商信和決定以快打慢推出旗下九龍塘逸瓏,並於周六公布價單,首批五十個單位以「貼市價」推出,平均尺價一萬七千八百二十二元,與同區尚御、畢架山峰等二手尺價相若,故成功吸引不少准買家到場參觀。昨日即時加推八伙,平均尺價一萬九千三百三十元。
信置指,逸瓏售出39個單位,平均尺價逾1.8萬元。在價單中,位於第2及3座面積超過2100方尺的單位沽清,反映市場對大型豪宅單位需求較大。逸瓏今日加推20個單位,平均每方尺20643元,加幅2-3%。

新盤定價與政府加大推地力度手段背馳,雖然土地增加,但施政報告後,新盤仍然高價開售,多個公布了意向價的新盤,與市價拋離程度,令人咋舌。第四季矚目大盤,例如天晉、天賦海灣、升御門、逸瓏等,全數意向價逾萬元一尺,較附近二手尺價高出35%至95%。分析指這是因為地產商,有絕對權操控推盤量,所以增加土地供應不等如樓價將跌。
